A BRIEF LOOK INTO OUR PAST AND PRESENT
Our Society was formed as Navjivan Society in the year 1956 with the efforts of Kumari Jethi T. Sipahimalani, a Freedom Fighter, Legislator and Social Reformer. She did yeoman service for the Sindhi Community. The Primary Purpose of forming the Navjivan Societies in Mumbai was the resettlement of Sindhis, post- partition. The Navjivan Society of Mahim was one of the four Navjivans formed in different locations of Mumbai for the same purpose.
Kum. Jethi T. Sipahimalani used her good offices with the Government of Maharashtra and procured the land for our Society from Mr. Sobhraj Jhamatmal in the year 1956. She then applied for a loan from The Bombay Co-operative Housing Finance Society Limited in the year 1958, and got the construction cost of Rs. 20,59,000/- sanctioned from them so that members could avail flats on no-profit basis and at a nominal payback instalment of approx. Rs. 200 per month per member. This loan was duly paid off by all members somewhere around the year 1978 and all members ended up being proud owners of their flats without any financial hardship. Our Society was inaugurated on 25th March 1959 by Shri Morarji Desai, the then Hon’ble Finance Minister of India.
Till the early 1980s, the Navjivan Society of Lamington Road was managing all the affairs of our Society and we had only a Local Committee in Navjivan Society, Mahim. For every small expense and activity, our Managing Committee had to get the sanction from the Navjivan Society of Lamington Road, which was making it very unpractical and cumbersome to run the affairs of our Society. Around the year 1983, Mr. Devkishin Lakhiani took up the task of making Navjivan Society of Mahim independent from the Navjivan Society of Lamington Road. This process of bifurcation involved a lot of hard work, which included complicated legal procedures, which were painstakingly and untiringly undertaken by Mr. Devkishin Lakhiani. His efforts bore fruits and on 1st January 1985, Navjivan Society of Mahim officially became an INDEPENDENT ENTITY and was duly registered as KUMARI JETHI T. SIPAHIMALANI CHS Ltd. in the Government Records.
Thereafter, subsequent Managing Committees ran the affairs of the Society to the best of their capabilities.
As the Society continued aging, it started showing signs of wear and tear. In the year 2008, major repairs were undertaken by the Society and they were successfully completed in the year 2010. This gave the Society a fresh lease of life for the next ten years.
In the year 2022, after nearly 65 years of existence, it was realized by most members that it was


necessary to seriously consider the option of Redevelopment of our Society, considering the state of the structure and the internal roads of our Society.
The process of PRE-REDEVELOPMENT work was taken up in right earnest by the Managing Committee in January 2022 and the Redevelopment Committee was formed in February 2022. The original architects of our Society, M/s Chawla Architects & Associates were appointed as consultants to make a feasibility and Project Report for the Redevelopment of our Society. The report, along with inputs from various other relevant technical sources, concluded that Redevelopment was the best option and the present Redevelopment Rules in force in Mumbai, i.e., DCR 2034 were making the entire project commercially viable for the developers and at the same time will also be gainful for members. After nine months of dedicated work, all the groundwork and fieldwork required for starting of the Redevelopment Project was successfully completed by the Managing Committee and the Redevelopment Committee.
Thereafter, the process of Section 79A of the MCS Act, 1960 was initiated and the first SGM under Section 79A of MCS Act, 1960 was held on 30th October 2022, wherein, it was unanimously decided by all members present to authorize the Managing Committee to initiate the process of Redevelopment. M/s P.N. Bhobe was unanimously appointed as the Project Management Consultant (PMC) for the Redevelopment Project in this meeting.
End-November 2022 began the next phase of our Redevelopment movement. We now sincerely hope for all future planned steps to be taken seamlessly, culminating into an ultra modern and state-of-the-art Society for our members.
